Title Search

It is the process of reviewing public records to ensure that the current owner has the legal right to transfer ownership of the property. A title search identifies issues in the chain of title, liens, and other tax issues, any problems arising from a legal description of the property, judgments against the owner, and other any issues that could prevent the buyer from taking ownership and/or using the property.

Title Insurance

Title insurance protects lenders and buyers from financial loss and related legal expenses if there is a defect in title to your property covered by a policy. Prior title defects, such as a previous owner’s debt, forgeries, liens, and other claims of ownership, could end up costing you money, even though you weren’t the owner at the time. Before issuing a title insurance policy, title companies search and examine title plants or public records to identify liens, claims, or encumbrances on the property and alert you to possible title defects. There are two types of policies:

  • Owner’s policy: This policy protects the buyer/owner should a problem with the title arise. It is purchased for a one-time fee at closing and lasts for as long as you own the property.
  • Lender’s policy: Protects only the lender’s interests should a problem with the title arise. A loan policy provides absolutely no coverage or benefit for the buyer/owner. This type of policy is a requirement for all mortgage loans.
Escrow Closing Services

We are an approved Closing and Escrow Agent for First American Title Insurance Company. Our primary responsibility is to properly account for the escrow funds received and ensure that the usage of funds is only for the purpose intended. We are an impartial third party who plays the vital role of overseeing the final details of any real estate transaction. Therefore we provide our facilities and assistance for closings if deemed necessary. We further make any payments required after closing to ensure we have diligently satisfied all rules and regulations concerning post closings.

Tax Certifications

We have access to the tax office system (CRIM) in Puerto Rico and can provide you with a debt or value certification.  We also have tax experts on-site who can guide you through any questions about tax laws in Puerto Rico.
